What is a commercial mortgage?
 
A commercial mortgage is a loan made on real estate that is used for commercial purposes— anything from a five-unit residential complex, to a small corner market, to a building full of retail offices. The commercial mortgage arena represents an enormous growth opportunity for residential brokers looking to expand their client base and product offerings.

  • Commercial loans and lines of credit
  • Interim construction lending
  • Owner-occupied and non-owner-occupied commercial mortgages
  • Construct a new facility
  • Purchase a new facility
  • Acquire and rehabilitate an existing facility
  • Expand on your existing site

Loan Submission Requirements and to submit a loan quote request, please provide as much of the following information as possible:

  • Summary of loan request - amount, purpose, etc.
  • Property operating statements - prior two years' statements (as applicable), plus year-to-date
  • Rent roll
  • Property photographs
  • Borrower financial information and brief biography - net worth, liquidity, real estate expertise
  • Any known issues regarding the borrower or the property:
    (1) Borrower - previous bankruptcy, foreclosures, etc.
    (2) Property - environmental condition, physical condition, tenancy issues, etc.
  • Market/sub-market information - current rents and vacancy rate
 

Required Documentation:
 
* Income & Expense (operating history) for 2002, 2003 & YTD 2004
* Current Rent Roll (Multifamily) or Lease Summary (Commercial)
* Photos including front, and/ or side, rear, parking and street scenes
* Loan Application (1003)
* Credit Report or signed credit authorization for "Principals"
* Real Estate Schedule for borrowing entity and principals
* Recent 2 years tax returns for borrowing entity and principals
